A developer accountable for the performance of the asset
ONIX DEVELOPMENT creates commercial real estate as a long-term working asset: from the idea and construction to management and yield.
How we work
ONIX DEVELOPMENT is a development company that treats commercial real estate as an asset: it has a service life, an income and a value. We combine three competencies usually split between different contractors: development, construction and asset management.
This structure changes how decisions are made. When the team that builds the asset also operates it, cutting corners on engineering or finishes stops paying off: the consequences come back as operating costs and tenant churn.
The company is currently delivering its first own asset — a business centre in Astana. It is still in delivery and not yet built, so we publish neither operating metrics nor a list of completed projects: those figures will appear once the building is commissioned.
In parallel we are open to working with landowners, investors and owners of operating assets. The scope depends on the task: the full cycle, a single stage, or the management of an existing building.

Principles
Four rules behind every decision, at any stage of a project.
Accountability for the outcome
We are accountable not for a single stage but for how the asset performs after completion. That is why early decisions account for operations.
Process transparency
The owner sees the budget, schedule, tender decisions and asset reporting. Changes are documented and justified.
Asset economics
Every architectural or engineering decision is tested against cost of ownership and its effect on rental income.
Quality of the environment
A building must work for the people inside it: light, air, wayfinding, shared areas and entrances.
How we run an asset
Six stages with clear deliverables and decision points.
- 01
Analysis
We study the site or building, its context, transport, demand and competition, and check planning constraints.
A report on the asset's potential and constraints
- 02
Concept
We build development scenarios with a financial model for each, then choose the format, class, functional mix and floor plate split.

- 03
Design
We coordinate the design team, keep the design aligned with the concept and budget, and secure expert review and approvals.
Design documentation and permits
- 04
Construction
We tender the works, run the site, verify quantities, quality and schedule, and accept works and engineering systems.

Launch
